Also, it’s essential to know how the application process typically works. It’s important to know, right from the beginning, that the details will depend on the country, the lender, and the type of loan you are getting.

Many people don’t know that in Singapore, the Ministry of Law puts out a list of licensed moneylenders that everyone can see. This is a very important tool that people can use when looking for a moneylender. We will later take a look at why it’s such a useful tool and why you should make sure to check it. This article focuses on the loan application process, but mostly on all of the elements that you should consider before applying for a loan. The Purpose of Your Loan

The first step is to make sure that you fully understand the purpose of the loan you want to take. Loans can come in many different shapes and sizes, meaning that the rules, requirements, and purposes are different. Knowing what the common types of loans available are and what they are used for can help you choose the correct loan for your needs. You will be surprised to know how many people get the incorrect loan. And, unfortunately, there is no coming back; you will have to pay back the loan under any circumstances. So, making sure that you are informed and ready is vital. To begin this process, let’s take a look at some of the most common types of loans in Singapore:

  • Personal loan – A personal loan is typically unsecured, and it’s used for emergencies, for large purchases, or for traveling.

Assessing Financial Health

Something that not many people do is calculate their monthly expenses. Before getting a loan, you must make sure that you know your exact monthly income, your expenses, and everything that is related to money, especially on a monthly basis. After making all of the calculations, try to add the loan repayment to that amount. Are you sure that you can pay it? Can you organize your money in such a way that the loan will not make you financially uncomfortable? DSR stands for Debt Servicing Ratio, and it measures how much of your monthly income goes towards paying back debts. There is the TDSR, which stands for Total Debt Servicing Ratio, and it’s for property loans; it says that you can no longer borrow if more than 55% of your monthly income is going towards debt repayments. And, for HDB flat and EC purchases, there is the MSR, which stands for Mortgage Servicing Ratio; and it says that your monthly mortgage repayment must not exceed 30% of your monthly income. Pretty clear, right?

Evaluate Cash Flow

If you are thinking of getting a loan in Singapore, it’s important to evaluate your cash flow. To put it as simply as possible, get a pen and a piece of paper, and write everything down. As previously mentioned, it’s important to know your monthly financial situation down to the last penny. Put down your monthly income, and start subtracting the biggest payments of every month (rent, utilities, groceries). Then, don’t forget to add the little things, like the phone bill or subscription to entertainment platforms. How much are you left with? Can that cover the monthly loan repayments?

The loan should not be an immense trouble to pay back. You must always have some money in case of emergencies. Basically, before getting a loan, you must think of every scenario. It’s best to have some savings before getting a loan, specifically for emergencies. Around 3 or 6 months of living expenses saved up could really make the difference. If you are not able to save that much, saving any small amount could help you someday. Saving up even only $100 every month could cover the expenses for Christmas gifts (so you won’t have to worry about those)!

Understand Credit Score

Your credit score will play an important role when it comes to being approved or rejected when applying for a loan. The Credit Bureau Singapore (CBS) assigns the credit scores. As an example, 1000 is a poor credit score, while 2000 is excellent. The higher your credit score is, the higher your chances of getting approved for a loan; also, you will receive better loan terms and lower interest rates. So, if you are thinking of a loan application, check your credit score. But the whole talk about credit scores is useless if you don’t know what influences it.

Your credit score is influenced by various factors, like: payment history (if you have any late or missing payments, that’s going to drastically lower your credit score), outstanding debts, loan application number, and credit account history. So, before applying for a loan, it’s best to get a report of your credit score first. Knowing what your credit is can help you get an idea of the amount you will be able to borrow, your interest rate, and other details. Why? Because the calculations will change depending on all of these details.

How to Improve Credit Score?

Fortunately, there are some things you can do to improve your credit score. The first thing you need to do is to always pay every bill on time. No missed or late payments, as they greatly affect your credit score. Then, try to only use 30%, or less, of your credit limit. Show that you are stable and organized. The third tip is not to apply for too many loans or cards. The Bureau doesn’t like someone who’s hungry for money, and it will affect your score. Generally speaking, it’s best to always be responsible with your money.

Being responsible with your money, both when borrowing and paying, it’s what’s going to grow your credit score. Someone who can organize their finances is someone who’s trustworthy, and that’s what the Bureau sees, too. Remember to also check your credit score report regularly. Carefully look for errors, or for accounts that should’ve been closed. You also need to check for loans that you didn’t take, because identity theft happens more often than you would believe. If anything on that report looks off, dispute it immediately.

Secured versus Unsecured Loans

Not everyone knows the difference between a secured and an unsecured loan, and it’s an essential difference to understand. A secured loan is a loan that requires collateral, like your home or car. Because it’s backed by collateral, the interest rate is usually lower. While it’s amazing that the interest rate is lower, you must make sure that you can pay the loan back, if you don’t want to use the collateral of course. On the other hand, the unsecured loan does not require collateral, so the interest rates are higher. Also, the approval rates are higher for unsecured loans.

Another difference that is worth mentioning in this section is that between fixed and variable interest rates. The fixed rates are, obviously, fixed; so, they won’t change throughout the period of the loan. While the variable interest rate will change with market conditions. So, depending on the market, it could be great, or it could be awful. Every type, secured and unsecured loans, and fixed and variable interest rates, has advantages and disadvantages. Therefore, depending on what you want, what you need, and what you can offer, you can choose an option that fits your needs best. Loan application can be stress-free if you are informed.

Total Cost of Borrowing

Many people forget to check the total cost of borrowing, which includes the loan itself, but also the interest rate and fees. You must be aware of what the actual cost is, so that you can make an accurate plan. If you don’t know the actual total cost of borrowing, you will probably have an unpleasant surprise when you have to pay a larger amount than you expected. So, don’t forget about interest rates and fees. Also, know that most of these are capped by the government, so a Singapore moneylender cannot exceed a certain percentage.

Compare Offers

When looking to get into the loan application process, you must compare the offers that are available on the market. Look at everything, from banks to legal moneylenders, and financial institutions. What are the benefits? What is each of them offering? And what are the requirements? You will find that while you might be able to fulfil the requirements for a certain place, you don’t even come close to another one. See where you can actually have a chance. Compare interest rates (both EIR, which stands for Effective Interest Rate, and flat rate), processing fees, loan tenure, late payment penalties, and early settlement charges. Make a list of various lenders, and put in all of these details about them. In the end, it should be easy to spot what is the best one for you. If you want a professional and unbiased opinion, you could discuss it with an independent financial advisor. Or, you could also use a MAS-approved comparison platform. Choose whichever comparison technique you think is most accurate.

Licensed versus Unlicensed Moneylenders

A lot of people choose to go into the loan application process with a moneylender rather than a bank. It’s easier to get a loan from a moneylender, and the whole process is typically easier. Therefore, if you are thinking of borrowing from a moneylender, you must choose a licensed one. As previously mentioned, the Ministry of Law provides a list of licensed moneylenders that everyone has access to. You can just check the list and see if the moneylender you want to borrow from is on the list. If you cannot find the name on the list, know that the moneylender is not licensed!

Unlicensed moneylenders don’t follow any rules. So, they can change the interest rate whenever and how much they want; and they will probably harass you when you won’t be able to pay an amount of money 10x higher than agreed. And, the sad thing about it is that there is nothing you can do. A licensed moneylender must cap the interest at a maximum of 4% per month and is not allowed to charge more than $60 in late fees per month. While it’s true that an unlicensed moneylender’s minimum requirements will be non-existent, the risk is too high (as high as the interest will be).
