What Can a Renovation Loan Cover?

9 January 2026 | Monetium Credit

The vast majority of us, Singaporeans, live in HDB flats built a couple of decades ago, which is an issue, as the quality of the construction is starting to make way for age-related problems. Do you live, for example, in Bukit Merah or Kallang? In that case, according to the latest data available, chances are that your dwelling is around 30 years old. No building, no matter the quality, can keep itself without issues for three decades on end, so chances are that in the near future, you will have to start building a contingency fund for unexpected repairs or home improvements.

But here is the catch. While Singapore is a well-developed country, with an infrastructure network that’s pretty much world-class, the high living costs combined with the average rent make it so that the vast majority of us cannot realistically build a sufficient emergency fund. Are you currently dealing with a situation that cannot be postponed? Is your roof leaking, have you lost power, or are you suffering from plumbing problems? Then, if you think about it, your best solution would be to ask for external help. And here is where a home renovation loan provided by an agency like can step in.

How much can you obtain with a home renovation loan? Well, it will depend on your monthly income and the guarantees you are willing to present. But, all things considered, renovation loans are considered to be a specific subset of personal loans, and are therefore self-limiting under the provisions of the Moneylenders Act. In other words, without guarantees, you are permitted to borrow up to six times your monthly wage.

When Should You Start Considering a Home Renovation Loan?

In short? Anytime you are dealing with an urgent situation, and you need money fast, without waiting for the approval of a conventional bank. We’ve all been there, right? I surely did. You go on with your day, and suddenly a water pipe breaks down, you suspect a gas leak, or suddenly some of your appliances stop working. It’s annoying, but it’s part of the course when we are living in units that, in some cases, can approach forty years of age. A home renovation loan provided by our agency will, in almost all cases, be more advantageous than one provided by a bank, as our services are more flexible in their use cases, and our approval times will be much shorter.

While approval for home improvement financing can take more than a week with conventional banks, with our services, your application should be approved or rejected within 24 hours. We conduct our due diligence and check each application with utmost professionalism. But we are more efficient in doing so. Plus, we are the right solution if your renovation work exceeds the limits imposed by your local banks, or if your credit score does not permit you to consider conventional financial services.

Home improvement financing can be a way to make structural alterations to your dwelling, improve your flooring situation, renovate your bathroom, upgrade your kitchen, or repaint or remodel some of your bedrooms. In other words, a home renovation loan can be an efficient way to modernise a dwelling and increase its market valuation, which in itself can transform these types of financial aid packages into a veritable monetary investment.

What Documentation Will You Need to Present?

As is the case with most credits offered by our agency, we will need a copy of your NRIC and proof of your income. You can apply for our financial packages as long as you are at least 21 years old, and you are either an SC, PR or a foreigner with a valid work visa. But, to simplify things a bit, if you are applying for a home renovation loan, we are going to assume you are likely living in Singapore and you are a citizen. Therefore, we will need to receive proof of your income and, of course, proof either of tenancy or of your residence.

In order to demonstrate your income, our team might ask for some of your most recent bank statements, your latest NOA, employment contract, recent pay slips, or your latest CPF contribution statement. Your current address should be visible in your Singpass profile, but since you are applying for a home renovation loan, and you are probably living in an HDB flat, we will also need to see your OTP, tenancy agreement, or the HDB flat resale completion document.

Plus, before approving or rejecting your application, our team will assess your monthly total income and submit a credit check to the Credit Bureau of Singapore. Also, we might need an invoice from your contractor and a list of the renovation works you are planning to implement. But we are more flexible with the use cases of our renovation loans than is the case with conventional banks, and you can utilise the money for more than just structural changes to your existing property. Speaking of:

What Will Be Included?

HRLs, at least when contracted from conventional banks, are traditionally quite self-limiting in the way you can utilise the borrowed money. Often, with an HRL obtained from a conventional financial institution, the money can only be used for structural works, plumbing, or renovations of the kitchen or bathroom. Things, however, are a bit different when it comes to our services.

Yes, you can utilise our renovation loans for ample renovations like flooring replacements. But at the same time, with our financial services, you could also, for example, install new kitchen cabinets, buy a new shower cabin, change your sliding wardrobe, and, of course, paint your dwelling. Pretty much anything related to the proper functioning of your dwelling will be included in the renovation loans provided by our agency. Our cash infusions can be utilised to install new lighting fixtures, to renovate some of your exterior decorations, buy new appliances and cover changes in the quota of the contractors you hire.

There are limitations, of course. Renovation loans don’t work exactly like personal, unsecured ones, and therefore can only be utilised for expenses associated with your dwelling. You can’t, for example, use the money for non-home-related purchases, nor can you make use of it for the services of non-registered contractors. With that being said, we are flexible with our credit terms. We serve clients all over Singapore, from Tanjong Pagar to Raffles Place and Orchard, and if you have any questions, you can use the contact form on our website to let us know how we can help you.

Why Choose a Home Renovation Loan and Not a Personal One?

Well, at the end of the day, it’s all about the financial benefits. While personal loans are more flexible in their use cases and can typically be obtained with fewer documentation requirements, they are also usually accompanied by slightly larger interest rates, which can add up over time. Renovation loans come with a lower risk than typical personal loans, and therefore, their total interest rates are, for the most part, a bit lower.

The change will not be massive, that’s true. But it’s enough to make a difference. Plus, compared to the majority of personal loans, the sums involved in renovation loans are more extensive, as renovation costs, at least in Singapore, are naturally higher than the purchase of most goods and services. While most personal loans cap at six times the monthly income of the borrower, with a renovation loan, this cap will be eliminated, as long as you are also willing to provide tangible guarantees that accompany your application. The same is true for personal loans, that’s true. But with a renovation loan, the approval process can, in most cases, be accelerated.

Plus, most repayment tenures associated with renovation loans are longer than is the case with conventional, personal loans, and most often than not, they are more advantageous if you are looking to borrow larger sums without the hassle of going for conventional bank services. If you want to make affordable monthly repayments and you are looking for direct contractor financing, renovation loans are a good option. However, if you are more interested in flexibility, personal loans are probably more on your radar. Both choices work, however, and are characterised by affordable interest rates that can positively influence your CPF strategies.

Why Select the Services of a Private Lender?

Singapore is one of the richest countries in the world, but this doesn’t automatically translate 1/1 to the well-being of the citizens. Yes, the standard of living in our country is one of the highest in Asia, and the average income per family unit in Singapore is double or triple that of neighbouring countries. However, Singapore is also an expensive place to be, where a lot of people lack the financial security required for stable savings. Only 58% of Singaporeans, for example, according to ACSS 2025 have enough emergency funds to cover three months of expenses.

Do you want to renovate your place and potentially expand on its market evaluation? Well, you will have a choice to make. Either go for private lending services, or choose a loan provided by a conventional bank. For most Singaporeans, the first option is the most financially advantageous one, as the services of private lenders are much more flexible, fast and lenient than what’s typically encountered from conventional banking institutions. Do you need money fast, with no questions asked? In that case, private lenders are the only realistic way to go.

With a conventional bank, the documentation involved in the application process will be much more involved, and the approval time can stretch to more than a week. Not exactly ideal if you are dealing with an emergency and you need fast funds. With a private lender like us, however, your application will get reviewed much faster, typically in under 24-48 hours. Plus, the money you receive can be utilised for more extensive renovation works. While with a conventional bank, you can only use your money for electrical work, carpentry, plumbing, flooring or painting, with private lenders, you will be much more flexible in the spending that will be covered.
